Privacy Policy

1. Introduction

Fclosure LLC ("we," "us," or "our") respects your privacy. This Privacy Policy explains what personal data we collect, how we use it, and your rights regarding that data when you use Fclosure ("the Service").

2. Data We Collect

Account Information

When you create an account, we collect your email address and name. If you register through Google OAuth, we receive your name, email address, and profile picture from Google. We store a hashed version of your password if you use email/password authentication.

Billing Information

Payment processing is handled entirely by Stripe. We do not store your credit card number, expiration date, or CVC on our servers. We retain your Stripe customer ID and subscription status to manage your plan tier.

Usage Analytics

We collect anonymized usage data including page views, search queries, filter usage, property views, and feature interactions. This data helps us understand how the Service is used and where to improve.

Technical Data

We automatically collect browser type, operating system, referral URLs, and device information when you access the Service, together with the anonymous session identifier described in section 5. This data is used for security monitoring, fair-use enforcement, and performance optimization.

Because of how our hosting is arranged, individual visitor IP addresses do not reach our application — requests arrive from a single internal address — so we do not store them for anonymous visitors.

3. How We Use Your Data

  • Provide and maintain the Service, including account management and tier access
  • Process payments and manage subscriptions through Stripe
  • Send email alerts for new notices matching your saved criteria (if enabled)
  • Analyze usage patterns to improve features and user experience
  • Detect and prevent fraud, abuse, or unauthorized access
  • Communicate important updates about the Service, billing, or these policies

4. Third-Party Services

Stripe (Payments)

We use Stripe to process subscription payments. Stripe collects and processes your payment information according to their Privacy Policy. We share your email address with Stripe to create your customer record.

Google (OAuth Authentication)

If you sign in with Google, we receive your name, email, and profile picture through the Google OAuth protocol. We do not access your Google Drive, Gmail, contacts, or any other Google services. Google's use of your data is governed by their Privacy Policy.

Analytics

We may use analytics services (such as PostHog or similar) to collect aggregated, anonymized usage data. These services help us understand user behavior and improve the Service. We do not sell or share personally identifiable analytics data with third parties.

5. Cookies

We use only strictly necessary cookies. They are required for the Service to function and cannot be disabled. We set two:

  • Session cookie — keeps you signed in after you log in. Cleared when you sign out.
  • fc_sid (anonymous session) — a random identifier set when you first open a page, whether or not you have an account. It contains no personal information and is not linked to your identity. We use it solely to apply fair-use request limits and to detect automated bulk downloading of our data. It expires after 180 days.

We need fc_sid because our server cannot see visitors’ individual IP addresses — every visitor reaches the application through the same internal address. Without it we could not tell one visitor apart from an automated scraper, and would have to apply stricter limits to everyone.

We do not use advertising or tracking cookies. We do not participate in cross-site tracking networks, and we do not sell or share this data. If we introduce analytics cookies in the future, we will update this policy and provide appropriate controls.

6. Data Retention

  • Account data (email, name, preferences): retained until you delete your account
  • Billing data (Stripe customer ID, subscription history): retained for 7 years for tax and legal compliance
  • Usage logs (page views, searches, analytics): retained for 90 days, then automatically deleted
  • Technical logs (server logs, error reports): retained for 30 days
  • Request records (anonymous session identifier, route, and volume, used for fair-use limits and scraping detection): retained for 30 days, then automatically deleted; only aggregate daily totals are kept after that

7. Your Rights

You have the right to:

  • Access your data: Request a copy of all personal data we hold about you
  • Export your data: Download your account information and saved searches in a portable format
  • Delete your account: Request permanent deletion of your account and all associated personal data. This action is irreversible.
  • Correct your data: Update your name, email, or other account information through your account settings
  • Opt out of communications: Unsubscribe from non-essential emails at any time. Transactional emails (billing receipts, security alerts) cannot be disabled while your account is active.

Texas Residents (TDPSA)

Under the Texas Data Privacy and Security Act, Texas residents may confirm whether we process their personal data and access it, correct it, delete it, obtain a portable copy, and opt out of any "sale" of personal data or its use for targeted advertising. We do not sell your personal data or use it for targeted advertising. To exercise these rights email privacy@fclosure.com; if we deny a request you may appeal by replying to our decision, and you may contact the Texas Attorney General.

Note: foreclosure notices, borrower names, and property details shown in the Service originate from public records maintained by Texas county clerks and appraisal districts. Public-record information is not created by Fclosure and remains available from its government source.

8. Data Security

We implement industry-standard security measures to protect your data, including HTTPS encryption in transit, hashed passwords (bcrypt), and access controls on our infrastructure. However, no method of electronic storage or transmission is 100% secure. We cannot guarantee absolute security of your data.

9. Children's Privacy

The Service is not intended for use by individuals under the age of 18. We do not knowingly collect personal data from children. If we become aware that we have collected data from a child under 18, we will take steps to delete that information promptly.

10. Changes to This Policy

We may update this Privacy Policy from time to time. Material changes will be communicated via email or a notice on the Service. Your continued use after changes become effective constitutes acceptance of the updated policy.
