Privacy Policy

1. Who we are

Fclosure is operated by Fclosure LLC, a Florida limited liability company, 12550 Biscayne Blvd, Suite 401, North Miami, FL 33181 ("we," "us"). This policy explains what personal information we collect when you use fclosure.com (the "Service"), what we do with it, who we share it with, how long we keep it and what you can ask us to do. 2. What we collect

Your account

Your e-mail address and, if you give it, your name. With an e-mail and password we store only a bcrypt hash of the password. If you sign in with Google we receive your name, e-mail address and profile picture from Google, and nothing else from your Google account. We also store your plan, the Texas market you chose and your saved searches, watchlist, notes and bidding list.

How you found us

When you create an account we save with it the page you first landed on, the website that referred you (its domain only, never the full address), any ad-campaign tags in the link you arrived by, how many pages and property pages you had viewed, which sign-up prompts you had seen and which version of any page experiment you were shown. This comes from the cookies described in section 5 and never includes the addresses you looked at or what you searched for.

How you use the Service

We record product events — for example that a page, a pricing plan or a sign-up prompt was viewed, or that a button was clicked — with your plan and, when you are signed in, your account ID. These events are linked to your account or browser session for 90 days; after that the link is removed and they remain only as anonymous counts. Our site analytics run on our own server (Umami, at analytics.fclosure.com); they set no cookies and are not shared with an analytics company.

Technical and security data

To enforce fair-use limits and detect automated bulk downloading, we record which routes were requested, how many rows they returned, and an anonymous session ID, your account ID or, when neither is available, your IP address. Our web server’s logs record IP addresses, browser type and the pages requested.

Billing

Payments are handled by Stripe. We never receive or store your card number, expiry date or security code. We keep your Stripe customer ID, your subscription and price IDs and the status of your plan. Stripe collects your payment details and billing address under its own privacy policy.

What you send us

Messages to our support addresses, early-access requests and removal requests, including any document you attach to a removal request.

3. How we use it

• To run your account, apply your plan and keep you signed in
• To bill you through Stripe and send the subscription e-mails the law requires: the confirmation of what you agreed to, renewal reminders and notice of any price change
• To send the alerts you switch on (saved searches, watchlist status changes), each of which you can stop from the alert itself
• To send occasional product e-mails, which you can unsubscribe from in one click
• To understand which parts of the Service are used and improve them
• To prevent fraud, abuse, scraping and unauthorized access, and to handle removal requests
• To comply with the law and enforce our Terms

We do not sell your personal information, we do not share it for targeted advertising, and we do not use it to build profiles for anyone else.

4. Who we share it with

Only with service providers that run parts of the Service for us:

• Stripe — payments and the billing portal (privacy policy). We share your e-mail address to create your customer record.
• Google — sign-in with Google, and the maps on the Service. When a map loads, your browser requests it from Google, which receives your IP address and may set its own cookies (privacy policy).
• Resend — delivers our e-mails; it receives your e-mail address and the message.
• Our hosting providers — the servers, database and file storage the Service runs on.

We may also disclose information when the law requires it, to protect our rights or the safety of others, or as part of a sale or reorganization of the business, in which case this policy continues to apply to it.

5. Cookies and browser storage

We set these cookies on fclosure.com:

• __Secure-authjs.session-token (until you sign out, at most 30 days) — keeps you signed in. Strictly necessary.
• fc_sid (180 days) — a random, anonymous identifier used to apply fair-use limits and detect automated bulk downloading. Strictly necessary.
• fc_j (30 days) — how you found us and what you had seen before signing up (section 2, “How you found us”). Saved with your account if you create one. Analytics.
• fc_utm (1 year) — the ad-campaign tags (utm_source, utm_medium, utm_campaign) of the link you first arrived by. Saved with your account if you create one. Analytics.
• fc_ab (180 days) — a random identifier that keeps you in the same version of a page experiment. Analytics.

We also keep a few things in your browser’s local storage — dismissed banners, your chosen county and the properties you viewed recently — which stay on your device. Google (maps, sign-in) and Stripe (on its own checkout and billing pages) may set their own cookies under their policies. We do not use advertising cookies or cross-site tracking. You can block or delete cookies in your browser; the Service will still work, except that blocking the first two signs you out and may tighten fair-use limits.

Do Not Track. We do not track you across other websites, so we do not change what we collect in response to a browser’s Do Not Track or Global Privacy Control signal.

6. How long we keep it

• Account data: until you delete your account.
• Product events: linked to you for 90 days, then kept only as anonymous counts.
• Request records (fair-use and scraping detection): 30 days in full; after that only daily totals per account, session or IP address, which are deleted after 12 months.
• Web server logs: about 14 days.
• Billing records (Stripe IDs, subscription history): 7 years, for tax and accounting.
• Removal requests and their documents: for as long as the removal is in effect, because we need them to keep the listing removed.
• Support messages: as long as needed to deal with them.

7. Where your information is processed

Our servers, database and file storage are operated by hosting providers outside the United States, and our service providers process information in the countries where they operate. By using the Service you understand that your information is processed outside your state and country.

8. Your choices and rights

• Access or a copy of the personal information we hold about you, in a portable format.
• Correction of your name or e-mail address.
• Deletion of your account and the personal information linked to it, except billing records we must keep.
• E-mail: product e-mails have a one-click unsubscribe; each alert has its own “turn off” link; subscription e-mails continue while you have a paid plan.

Write to privacy@fclosure.com from the address on your account. We answer within 30 days.

Texas residents

Under the Texas Data Privacy and Security Act you may confirm whether we process your personal data and access it, correct it, delete it, obtain a portable copy, and opt out of its sale, of targeted advertising and of profiling. We do none of those three. If we decline a request you may appeal by replying to our decision, and if the appeal is denied you may contact the Texas Attorney General.

9. Public-record information about properties

The foreclosure notices, borrower, lender and trustee names and property details shown in the Service come from public records kept by Texas county clerks, appraisal districts and federal courts. We do not create them and they remain available from their government source. If a listing concerns you, you can ask us to remove it.

10. Security

We use HTTPS, hashed passwords, signed links and access controls on our infrastructure. No system is perfectly secure, and we cannot guarantee that information will never be accessed without authorization; if a breach affects your personal information we will tell you as the law requires.

11. Children

The Service is for adults. We do not knowingly collect personal information from anyone under 18, and we delete it if we learn that we have.

12. Changes

We will post any change here with a new date. If a change is material — for example, a new use of your information — we will tell you by e-mail or on the Service before it takes effect.
