Frequently asked questions
- How many foreclosure auctions are there in Florida right now?
- As of October 20, 2026, Fclosure tracks 3,065 upcoming foreclosure auctions and 1,997 upcoming tax deed auctions across 43 Florida counties, 849 of them in the next 7 days. The counts come from the county clerks' public auction calendars and are refreshed every day.
- How do foreclosure auctions work in Florida?
- Florida forecloses mortgages through the courts. After the judge enters a final judgment of foreclosure, the clerk sells the property at a public sale, held online in most counties. The winning bidder posts a deposit of 5% of the bid and pays the balance by the clerk's deadline; the clerk issues a certificate of sale and, if no objection is filed within 10 days, a certificate of title (Florida Statutes §45.031).
- What is a tax deed sale in Florida?
- When property taxes go unpaid, the county sells a tax certificate. If the taxes stay unpaid, the certificate holder can apply for a tax deed two years after April 1 of the year the certificate was issued, and the clerk auctions the property (Florida Statutes §197.502). The opening bid covers the certificate, interest and costs, plus half the assessed value when the property is a homestead.
- Does a Florida foreclosure auction clear all liens?
- No. A foreclosure sale wipes out the foreclosed lien and liens recorded after it, but not liens that were senior to it, and property taxes are always owed. A tax deed clears most private liens, but some government liens and easements survive (Florida Statutes §197.552). Run a title search before you bid.
- Where are Florida foreclosure auctions held?
- Most Florida counties hold foreclosure and tax deed sales online on county sites run by RealAuction (realforeclose.com and realtaxdeed.com); a few counties use other online platforms or the courthouse. Each county page on Fclosure links to its auction site.
