Every figure counts Notices of Trustee's Sale — the filing a lender's trustee must record at least 21 days before a Texas auction. It is a measure of properties posted for sale, not of completed sales: a posting can be cancelled if the borrower reinstates, files bankruptcy or agrees to a workout.

Why this index covers two counties, not the whole state
Fclosure tracks two counties in this index and 21 statewide, but our statewide coverage grew through 2026 — new counties came online month by month. A statewide month-over-month chart would therefore report our own coverage expansion as if it were a change in the market. Dallas and Tarrant are the only counties with an unbroken series since February 2026, so they are the only counties in this index. They are also the two largest foreclosure markets in North Texas.
Method and limits
- Source. Notices of Trustee's Sale indexed by the Dallas County and Tarrant County clerks, collected daily. Each record links to the original clerk filing.
- Month. A notice is counted in the month of its auction date (Texas auctions are held on the first Tuesday), not its filing date.
- Completed months only. The current month is excluded — notices are still being filed against it, so it would always look like a decline.
- Median value. Appraisal-district (DCAD/TAD) market value, not a sale price or an AVM. The DFW median is the notice-count-weighted blend of the two county medians.
- Equity. 308 of the July 2026 postings carry a positive estimated-equity figure. Estimated equity is appraised value minus known secured debt; lien records lag payoffs and second liens can be missing, so treat it as directional.
- Cancellations are not in this index. A posting can be pulled before the sale, but our cancellation signal is not yet clean enough to publish as a rate, so we leave it out rather than print a number we can't stand behind.
